Waterproofing for Western Sydney and the Hills
Western Sydney and the Hills don’t share one building type, and they don’t share one leak pattern either. From older fibro and brick cottages around Blacktown and Seven Hills through to strata towers in Parramatta and newer house-and-land stock toward Penrith, water finds the weak point that was left in the falls, the membrane, or the junction detail.
Sydney Waterproofing Services (SYDNEY WATERPROOFING SERVICES PTY LTD) works from Factory 29, 6 Abbott Road, Seven Hills NSW 2147. That base puts most of Western Sydney and the Hills District inside a practical run — not a “we cover everywhere” claim with no depot behind it. NSW contractor licence 389766C. ABN 81 656 401 455. Phone 1300 949 191. Hours Monday–Saturday 7am–6pm.
We’ve been on Sydney jobs since around 2016. The work is the same wherever the suburb: find where water is getting in, fix the substrate and membrane system properly, and leave paperwork that matches what was actually installed.
Why Western Sydney and the Hills see so much remedial work
A few local factors show up again and again on inspections:
Clay soils and movement. Much of the west sits on reactive clay. Small seasonal movement doesn’t always crack a slab overnight, but it stresses balcony upturns, planter junctions, and external wall–slab interfaces. Hairline cracks at those junctions become water paths after a few wet seasons.
Storm intensity. Summer storms dump a lot of water in a short window. Balconies and rooftops with flat or reverse falls hold water against door thresholds and at drain points. If the membrane has failed at the outlet or the upturn is short, the next downpour shows it in the unit below or in the ceiling of the level under the roof.
Apartment and townhouse density. Parramatta, parts of Blacktown, and the Hills corridor have large strata and community-title stock. Common-property balconies, podium decks, and rooftop plant areas sit under Owners Corporation (OC) responsibility. Leaks here are rarely a one-tile grout problem — they’re usually membrane age, falls, or detailing at doors and drains.
Renovated wet areas in older houses. Plenty of Western Sydney bathrooms were retiled without a proper membrane rebuild, or membranes were applied over unsound screeds. AS 3740 sets out wet-area expectations; when the membrane stops short of the required upturns or the shower hob detail is wrong, water tracks into wall cavities and floor frames.
None of that means every house west of the CBD needs a full strip-out. It does mean a cheap patch over a failed balcony drain often comes back as a bigger repair.
What we do from Seven Hills
Core scopes we run across the west and Hills:
- Remedial waterproofing — leak diagnosis, membrane failure, water ingress into living spaces
- Balcony waterproofing — strip-out, falls, drains, new membrane systems, re-tile where scoped
- Bathroom waterproofing — wet areas to AS 3740 practice, showers, floors, junctions
- Rooftop waterproofing — trafficable and non-trafficable membranes, outlets, upturns
- Strata waterproofing — OC / building manager programmes, staged balcony and podium work
- Commercial waterproofing — workplace and multi-unit commercial scopes
- Shower sealing, torch-on and sheet membranes, planter boxes, pool and pond membranes, kitchen and laundry wet areas, caulking, tiling where it sits with the waterproofing scope
We do not run a basement waterproofing service page or promote basement as a core offer. If a job involves below-grade issues, we’ll say clearly what we can and can’t take on after inspection.

If your suburb isn’t listed yet, that doesn’t mean we won’t quote. Greater Sydney coverage from Seven Hills is normal for us — call and give the suburb and the leak description.
What a proper quote looks like out here
Photos help for a first chat. They don’t replace a site look when the failure is under tiles or behind an upturn. On inspection we usually check:
- Where water shows up versus where it likely enters
- Falls to outlets and whether ponding is present
- Condition of existing membrane (where exposed or cut for testing)
- Substrate — screed, concrete, timber framing risk in older wet areas
- Access (ground floor house vs mid-level balcony vs rooftop)
- For strata: common property boundaries and whether reports already exist
You’ll get a scoped quote, not a one-line “balcony waterproofing from $X” that ignores strip-out, falls correction, or drain work. Indicative market ranges for Sydney sit in our waterproofing cost guide — use that for ballpark thinking only; the job price follows the inspection.
For wet-area renovations, ask about compliance paperwork early. See our guide on waterproofing certificates in NSW.
Strata and building managers in the west
Parramatta CBD fringe, Blacktown centres, and Hills apartment stock generate a lot of balcony and podium remedial programmes. Water staining on the soffit below, failed door thresholds, and rusting balcony edges are common triggers for engineer or building consultant reports. We work to those scopes where engaged, stage works to limit resident disruption, and keep the OC / strata manager across programme timing.
Process and cost drivers for balcony programmes are covered in strata balcony waterproofing. Service-level detail sits on strata waterproofing.
How to get us out
Call 1300 949 191, email info@sydwaterproofingservices.com.au, or use the contact form. Tell us the suburb, whether it’s house or strata, and what’s leaking (bathroom ceiling below a balcony, shower wall, rooftop ponding, planter overflow into garage, etc.).
