Waterproofing in Parramatta
Parramatta’s building stock is heavy on apartments, mixed-use towers, and denser townhouse schemes — with older cottages and freestanding homes still sitting on the streets around the CBD fringe. That means a lot of the waterproofing work here is balcony, podium, wet-area renovation, and remedial investigation after staining shows up in the unit below.
Sydney Waterproofing Services runs these jobs from Seven Hills (Factory 29, 6 Abbott Road, Seven Hills NSW 2147). Parramatta is a short, regular run west of our base — not a long-haul add-on. Licence 389766C. ABN 81 656 401 455. Call 1300 949 191. Monday–Saturday 7am–6pm.
What fails most often in Parramatta stock
Balcony membranes and door thresholds. High-rise and mid-rise balconies take weather on three sides. When falls are flat, outlets choke, or the membrane fails at the upturn under the sliding door, water tracks into the living space or down the façade into the apartment underneath. Grout touch-ups don’t fix a failed membrane.
Podium decks and common areas. Street-level retail or carpark podiums under residential towers collect large water volumes. Sheet systems, torch-on, and liquid membranes each have a place — the wrong choice or poor detailing at penetrations shows up as damp carpark ceilings and rust staining.
Bathroom renovations in strata lots. Lot owners renovating ensuites still sit inside building rules and often need a licensed waterproofer’s compliance paperwork for the OC and any certifier. AS 3740 wet-area practice matters here as much as on a freestanding house — sometimes more, because a failed shower can affect common property and neighbours.
Older freestanding homes. Weatherboard and brick cottages around Harris Park, Granville edge, and North Parramatta still throw laundry and bathroom leaks into timber floors and wall cavities. Remedial work starts with finding the entry path, not painting over the stain.

Strata managers and OCs
If you already have a consultant or engineer report calling out balcony membrane failure across multiple lots, we can quote against that scope, stage access, and work through resident notice periods. For process, who typically pays, and what drives cost on multi-balcony programmes, see strata balcony waterproofing. Service overview: strata waterproofing.
Lot owners doing a single bathroom: confirm with your strata manager what’s lot vs common property before you strip tiles. We can discuss certificate expectations — see waterproofing certificates in NSW.
Travel and quoting from Seven Hills
Inspections in Parramatta CBD, North Parramatta, Harris Park, Rosehill, and nearby streets are routine for us. Photos and a short video of the leak help triage; mid-level balconies and rooftops still need someone on site to check falls, outlets, and substrate.
Indicative Sydney price bands (bathroom vs balcony vs rooftop vs remedial) are in our cost guide for 2026. Parramatta access (crane, scaffold, swing stage, after-hours loading dock rules) can move a quote materially — that’s why we don’t lock a “per balcony” number without seeing the building.
