Waterproofing cost in Sydney (2026 guide)
If you’re searching for waterproofing costs in Sydney, you’re usually trying to do one of three things: set a renovation budget, check whether a quote is in the right ballpark, or work out whether a “cheap” price is about to become an expensive failure. This guide gives indicative Sydney ranges for 2026 based on typical market bands discussed publicly by Sydney contractors and industry cost pages. They are not Sydney Waterproofing Services price lists, and they are not guarantees.
Every site is different. Falls, substrate, access, membrane system, strip-out, and whether tiling is included will move the number. A proper price needs an inspection and a scoped quote.

What actually drives waterproofing cost
1. Scope of failure vs new work New wet-area waterproofing in a gut renovation (substrate ready, plumber coordinated) costs less than remedial work where tiles, screed, and failed membrane all have to come up, and the water path has damaged the structure below.
2. Area size — and detailing Per-square-metre rates are only a starting point. Corners, penetrations, hobless showers, balcony door thresholds, and outlets take time. A small ensuite with complex niches can cost more than a simple rectangular floor.
3. Membrane system Liquid membranes (common in bathrooms), sheet systems, and torch-on bituminous membranes sit in different price bands. External UV-stable systems for balconies and rooftops usually cost more per m² than internal wet-area liquids. Product choice should follow the exposure and the specification — not whichever drum was cheapest that week.
4. Substrate preparation Grinding, priming, moisture testing, crack repair, screed replacement, and correcting falls are where “cheap membrane-only” quotes fall apart. If the floor doesn’t fall to the waste, a perfect membrane still ponds.
5. Access Ground-floor house bathroom: straightforward. Fifth-floor balcony with limited lift access, or a rooftop needing edge protection: access can add a large percentage. Strata buildings may require after-hours work, loading dock bookings, and protection of common areas.
6. Inclusions Does the quote include strip-out, disposal, new screed, membrane, flood test, certificate, and retiling — or only the membrane labour? Compare line items, not headline totals.
7. Compliance and paperwork Licensed waterproofing, manufacturer system requirements, flood testing, photos before tile, and a certificate of compliance add time. Skipping them to save money is how sale and strata problems appear later. See our waterproofing certificate NSW guide.
Indicative Sydney ballparks (2026)
Treat every figure below as a typical market ballpark, rounded for homeowner planning. GST treatment, tiling, and builder margins vary. Quote required after inspection.
Bathroom / wet area (membrane-focused)
| Situation (indicative) | Ballpark (AUD) | |—|—| | Small ensuite, straightforward layout, substrate in fair condition | roughly $600–$1,200 for waterproofing labour/materials band often quoted in market guides | | Standard family bathroom (about 5–8 m² wet area), proper prep | roughly $900–$1,800+ | | Large bathroom / wet room, complex niches, hobless shower, substrate repairs | roughly $1,500–$3,500+ | | Laundry wet area (simpler footprint) | often cited around $500–$1,000 |
Full bathroom renovations (demo, plumbing, waterproofing, tiling, fit-off) are a different budget entirely — waterproofing is one trade package inside that total.
Internal wet-area membrane work in NSW market commentary often sits roughly in a $50–$100+ per m² band for professional application, with prep and detailing pushing jobs above simple “paint on a membrane” ads. See bathroom waterproofing for how we approach wet areas.
Balcony
| Situation (indicative) | Ballpark (AUD) | |—|—| | Minor / localised repair (limited patch, drain clear, small detailing) | roughly $1,500–$3,500 | | Partial membrane repair to a defined failed zone | roughly $3,500–$8,000 | | Full strip-out, falls correction, new membrane, often with retile | roughly $8,000–$25,000 per balcony is a commonly cited Sydney strata/residential band | | Structural / concrete repair plus waterproofing | roughly $15,000–$40,000+ where spalling or slab repair is required |
Per m² for balcony membrane systems in public Sydney guides often lands around $80–$150+ per m² for the waterproofing layer alone — before full strip-out, tiling, and access. Mid- and high-rise access can add another large slice.
Service detail: balcony waterproofing. Strata programmes: strata waterproofing and the strata balcony process guide.
Rooftop
| Situation (indicative) | Ballpark (AUD) | |—|—| | Smaller residential rooftop / terrace membrane renewal (simple access) | market guides often show roughly $1,500–$5,000+ depending on area and system | | Larger rooftops, complex penetrations, plant, or poor substrate | scales with m², outlets, upturns, and access — easily well above the small-job band | | Per m² commentary (membrane application) | often roughly $90–$150+ per m² in Sydney external/roof contexts before heavy prep |
Rooftop quotes live and die on outlets, falls, upstand height, and whether the old system must be fully removed. Rooftop waterproofing.
Remedial (leak investigation + repair)
| Situation (indicative) | Ballpark (AUD) | |—|—| | Diagnosis / inspection with clear reporting | varies — ask what’s included (moisture meter, camera, cut tests) | | Localised remedial repair | roughly $1,000–$5,000+ depending on access and finishes | | Broader remedial where multiple areas or hidden damage exist | roughly $5,000–$10,000+ and upward; no useful ceiling without opening up |
Remedial work is the hardest to price from a photo. Water shows up a long way from the entry point. Remedial waterproofing.
Other scopes (order-of-magnitude only)
- Planter boxes: often a few hundred to several thousand depending on size, drain redesign, and wall junctions.
- Pool / pond membranes: highly variable by structure and system — inspection first.
- Commercial / multi-unit: labour, access, after-hours, and documentation under modern NSW building rules can push costs well above residential bathroom rates. Commercial waterproofing.
We do not publish basement waterproofing packages — basement is not a core service page for us.
What’s usually included vs excluded
Often included in a waterproofing trade quote (confirm in writing):
- Surface preparation described in the scope
- Primer and membrane system named by product
- Detailing at drains, corners, penetrations, and upturns as specified
- Flood / water test where appropriate for the area
- Basic compliance certificate for the waterproofing works completed
- Clean-up of the waterproofing work area
Often excluded unless listed:
- Full demolition and rubbish removal beyond the membrane zone
- Structural or concrete spalling repair
- Plumbing redesign (waste relocation, new flanges)
- Supply and lay of tiles, stone, or topping screeds (sometimes optional add-ons)
- Scaffold, swing stage, crane, or traffic control
- Painting, plasterboard replacement, and mould remediation in adjacent rooms
- After-hours site allowances and strata protection packages
- Engineer reports and DBP design practitioner documents on larger remedial programmes
If two quotes differ by thousands, check the exclusions before you assume one waterproofer is “expensive.”
Strata vs residential pricing
Residential house work is usually a single decision-maker, daytime access, and one wet area or balcony.
Strata work adds:
- Common property rules and committee approval
- Resident notice and staging across many balconies
- Shared scaffold or access amortised across lots — or charged per stage
- Consultant specifications and hold points
- Higher documentation expectations
A single balcony in a tower can sit in the same strip-out band as a house balcony, but a 20-balcony programme is a project, not twenty copies of a weekend job. Building-wide Sydney programmes are often discussed in the hundreds of thousands once access and concrete repair enter the picture — again, indicative only.
When cheap quotes fail
Patterns we (and most remedial contractors) see after the fact:
- Membrane applied over dusty or damp substrate
- No bond breaker at joints / incorrect corner detailing
- Upturns too short at walls and door sills
- Drains not detailed; water sits on the membrane
- “Paint-on” coating sold as a full balcony system
- No flood test, no photos, no certificate
- Tiler starts before membrane cure times are met
- Patch over a systemic falls problem
The second repair then includes opening finished work, temporary accommodation arguments in strata, and damage to the unit below. The first cheap quote was never the real cost.
How to get a proper quote from us (or anyone competent)
- Describe the symptom — where water appears, when (during shower, only in rain, wind-driven rain), and how long it’s been happening.
- Send clear photos — overall area plus close-ups of drains, door sills, and stains. Helpful for triage; not a substitute for inspection on complex leaks.
- Book a site inspection — falls, moisture readings, and substrate condition decide the scope.
- Ask for a written scope — strip-out, prep, membrane product, test method, certificate, tiling yes/no, access assumptions.
- Compare scope to scope — not Facebook ad lead prices.
- Confirm licence — NSW Fair Trading contractor licence for waterproofing work. Ours is 389766C.

Bottom line
Sydney waterproofing in 2026 typically lands in bands like:
- bathrooms: hundreds to low thousands for the waterproofing trade package
- balconies: low thousands for minor work through to tens of thousands for full strip-outs
- rooftops and remedial: driven hard by area, access, and hidden damage
Use those bands for planning. Pay for the inspection and the scoped quote before you commit. Call Sydney Waterproofing Services on 1300 949 191, email info@sydwaterproofingservices.com.au, or request a quote. Factory 29, 6 Abbott Road, Seven Hills NSW 2147. Monday–Saturday 7am–6pm.
